Hi it's tax day 2008!
Why is this a day that always seems to sneak up on us like the dreaded birthdays? We know April 15th comes each year, and yet to always seems to be a surprise.
What does this have to do with anything you ask...good question...
Many commercial real estate owners and investors don't worry about April 15th and for good reason. Most business owners can write off a slew of items on their taxes as legitimate write offs for business purposes.
So, you say, why should I care? Again, good question. There is a reason to get into business for yourself, the most immediate is the tax savings. There is a way to get into a great business venture, with very little of your own money invested. Doesn't this sound great? Yeah, I though so.
The way is to become a Property Scout with NACREPS. How do you do this??

Sadie Hawkins Day!!
Today is my best friend from grammar school sister's birthday! Happy b-day Debbie!
Today is also Saddie Hawkins Day, I think that came from the old "Lil' Abner" comics, but it's where women get to ask their man to get married. Once every four years. No a days though, most girls don't wait for the man to pick up the phone, drive over to see them, or lead in the negotiations on a piece of property they are interested in. Many of my fellow property scouts are women..just remember girls...women is just a men with a WO in front of it!!! Meaning...beware I am here and ready to kick some *** on the playing field of business!
This is such a great business to be in right now, the housing market might be melting down, but people will still need to go to work, go to school, go to the doctor/dentist, go shopping for the necessities and these are all located in COMMERCIAL REAL ESTATE!!!!!
WE are kicking it into hight gear in 2008...getting in more affiliates, and sharing the wealth. There is plenty to go around, and I for one (plus all the rest of the WOmen Property Scout affiliates at http://www.NACREPS.org) want to make sure we have enough to share with each other.
Our "founder" is a WOman and she is force to be reckoned with. In a great way! She is an inspiration to the rest of us. A dynamo in the board room and still has time for a personal life. She keeps all of us enthused and on our toes. Thanks!
Did I mention in previous posts that the training that we get at http://NACREPS.org is second to none? We get a weekly training call/webinar, we now have benefits, support from each other, and the pay days are going to be great! I am so excited to be involved with this organization!

WOW! Life gets in the way sometimes!!!
Welcome to the world of property scouting! The folks at http://NACREPS.org sure do keep us informed about what is happening in the world of commercial property scouting! The weekly phone calls with Yolly and Rick and the visiting professors sure do help us understand what to look for in commercial real estate.
I haven't been as active looking for property as I should be, but now, I mean to re-start in earnest. Looking on Loop net, looking in the newspaper and the all important...calling the local commercial real estate brokers!
I am going to narrow my search to apartment building right now, as I feel that the commercial real estate market will be hot for apartment buildings. With so many people needing to rent for a while, this seems to be the hot place to be!
Look out world and look out http://Nacreps.org staff, Tricia is out and ready to concur the commercial real estate world in apartment buildings! Move over Trump...Tricia is on the rise!!

Welcome to my new blog!
Hi and Welcome to my new blog on commercial property scouting!
I began my entry into commercial real estate almost four years ago with my partner. We went to visit a Realtor who is also a commercial property developer.
We signed up and we've been waiting for the land to be developed!
The lesson that I want to impart is this...
Commercial real estate is a great way to make a ton of money in real estate, but due to the zoning issues, the sheer size of the projects and the red-tape that cities and counties have, don't expect it to be an over-night deal!
I have since gotten involved with http://www.nacreps.org and have REALLY appreciated the added training that they give to the new and not-so-new commercial property scouts. If I had realized that the process is slow, I would not have had so many sleepless nights and emails shooting back and forth.
This is a great way to earn wealth and I'll continue to invest my time and resources in commercial real estate.
