Welcome to my new blog!

Hi and Welcome to my new blog on commercial property scouting!

I began my entry into commercial real estate almost four years ago with my partner. We went to visit a Realtor who is also a commercial property developer.
We signed up and we've been waiting for the land to be developed!

The lesson that I want to impart is this...
Commercial real estate is a great way to make a ton of money in real estate, but due to the zoning issues, the sheer size of the projects and the red-tape that cities and counties have, don't expect it to be an over-night deal!
I have since gotten involved with http://www.nacreps.org and have REALLY appreciated the added training that they give to the new and not-so-new commercial property scouts. If I had realized that the process is slow, I would not have had so many sleepless nights and emails shooting back and forth.
This is a great way to earn wealth and I'll continue to invest my time and resources in commercial real estate.

Hi Tricia,

Glad you are in the game. Commercial scouting is the way to go for sure. It does take time and commitment. It not a get rich scheme, it does take time.

I have been doing real estate part-time for many years. Got serious in the last five years and the last two in commercial. It is fun and exciting to find the deals and get the information need to bring investors to the table so the money can be made. Again, it is not quick money, but when the payday comes, IT IS BIG!!!

I am glad you found the National Association of Commercial Real Estate Property Scouts (NACREPS). They have a website for their members, http://www.nacreps.org. It provides a lot of good training materials and other property scouts that are committed to the same goal.

Keep on scouting.

Hi Tricia,

Can I ask you a sincere question?

Can you do commercial property scouting over the Internet?

I ask because I am a property scout for a residential real estate investor and he wanted me to drive around and take pictures of the property and stuff. I am not as active as I used to be and while I like property scouting tremendously, I don't like the traveling I do.

Is there a better way? If so, what is your method?

Hi Tricia - Great blog! This is really quite the way to get the word out isn't it. I think Property Scouts have huge opportunities to make money and to help others do the same. The folks at NACREPS have great support and really walk you through all the steps.

I too, wondered if I'd be able to find properties online and many of us do it all the time. You still have to make phone calls, but if you've got an internet line and a phone, you can do this business.
